Working with an agent that has experience in the field along with dependable resources, sound organization skills, and the ability to negotiate gives you an advantage you would not otherwise have.

Finding an agent can sometimes be just as tedious of a task as the real estate transaction itself. It helps if you have friends or family who can refer you to a real estate agent. If they have successfully worked with the agent in a recent enough period of time, you may have found your match for a real estate agent. You can also use a telephone or internet directory to get the names of real estate agents that you can interview.

In most cases, you will get the best service from a real estate agent if you work only with that agent. Real estate agents are paid commission when the sale closes. Before this time, the agent is basically working for free. They realize that if you don’t purchase a home, then they will not be compensated for the time they spend working with you. Since agents are busy and in high demand, some of the top ones will not work with you unless you agree to only use their services.

There are some situations in which you will benefit from working with more than one agent. One such situation in when you are a homeowner who is selling one home and buying another. While you might be able to use just one real estate agent to assist you with both of these transactions, you will not be able to use the same agent if you are working with a buyer’s agent. This is because buyers’ agents only work with homebuyers and do not list properties. In such a situation, you will have to use a listing agent to list the home you have for sale.

If you are looking in numerous marketplaces to purchase a home, you will be better served if you work with an agent in each marketplace. Since agents have more knowledge about the offerings in their area, you will receive an advantage by using an agent in each of the places you are considering.

The reputation and success of a real estate agent has a bearing on the offer the sellers are willing to accept. Should you choose to use an agent local to your marketplace to purchase a home in another marketplace, you might find that your offer is rejected. Since the seller’s ultimately makes the decision about the sale of the home, a real estate agent that works in their area works to your advantage.

It is best to use more than one real estate agent only when using one real estate agent will work to your disadvantage. Otherwise, you might find that you are not receiving the best deal possible on your purchase or sale of a home.
