So you have figured out a few ways to make your real estate investing career take off by sprucing up your lawn to add some “curb appeal”. Now that you have your potential buyer inside the home you need to make sure that it looks phenomenal AFTER they walk in the front door. Your real estate investing venture could see a significant spike in sales if you just fix a few common problems around the house. Consider a few of the following:
* Get new wooden doors or doors that fit the overall theme of the inside of the real estate investing property that you are trying to unload. These doors can add some elegance to the home while not breaking your business bank account.* Paint or replace the trim along the bottom of the floor throughout the house to add to the feel of comfort and space. You will likely have the home empty when you are showing it, making the trim around the carpet very noticeable; make sure that it is the good kind of noticeable.* Replace the shower curtains even if they are a good pattern or color and have barely been used. Even the most lightly used shower curtains look significantly less impressive than new curtains so hanging new curtains will be a great upgrade for a manageable amount.* Paint or refinish your kitchen cabinets to remove any remnants of kitchen adventures gone wrong. Most people will open cabinets to check inside space so touching them up is an upgrade that is more than worth the cost.* This may seem a little funny, but it is worth it to bug bomb your house and get the rodent guy to come make a little visit. There is a good chance that nothing would be visible anyways, but a deal can be closed very quickly by a fiddle-back spider or small rat running across the floor!
The basic idea here is not to cover up any problems with the home that you can unload on the buyer, but to give the best possible presentation of the appearance of the home. Just like showering and shaving before your big date, this will save you a bundle of cash down the road!
